PROPERTY MANAGEMENT
New Paltz Properties is the Property Manager for two properties in the Village of New Paltz: 7-11 Church Street and 36 Henry W. DuBois. I take a hands-on long-term approach to property management, and my tenants say they are very satisfied with the way I run my buildings. As Property Manager I oversee the day-to-day operations of the buildings and handle the leasing of any available units. I also assist in strategic planning, renovations, and market positioning.
I find that asset management provides excellent insight into current market trends. Understanding how rents, real estate taxes, and operating expenses are evolving is extremely valuable when evaluating local real estate investment opportunities.
7-11 Church Street is a 5,000 square foot mixed-use building in the heart of the Village, at the corner of Church and Academy Streets. The building includes four residential apartments and four retail spaces, including high-profile Church Street storefronts. I purchased the building with a business partner in the summer of 2015.
36 Henry W. DuBois Drive is an 8,800 square foot 8-unit residential apartment building in the Village of New Paltz that I have managed since 2010. The two-story building was built in 1987, with all units configured as two-bedrooms. Off-street parking is provided at the rear of the building, with water/sewer, snow plowing, hall cleaning, and garbage removal provided at no additional charge. Tenants pay for electricity, which powers baseboard heating and in-unit hot water heaters.
